معالجة 1,269 بلاغاً عقارياً وتنفيذ 9,734 عملية تدقيق رقابي – أخبار السعودية
نفذت الهيئة العامة للعقار بمشاركة الجهات الحكومية ذات العلاقة خلال شهر فبراير الماضي 11 جولة رقابية مشتركة شملتْ زيارة 323 منشأة عقارية في عدد من مناطق المملكة.
وأوضحتْ الهيئة أنّ العمل الميداني هو أحد المسارات التي تعمل عليها لتنظيم السوق العقارية، إذ قامت فرقها الرقابية خلال الفترة ذاتها بتنفيذ 9,734 عملية تدقيق رقابي ميداني على اللوحات الإعلانية والمكاتب العقارية، أسفرت عن رصد عدد من المخالفات تمثلت في ممارسة نشاط الوساطة العقارية أو الخدمات العقارية دون الحصول على ترخيص ساري المفعول، وعدم بذل العناية اللازمة للتحقق من صحة المعلومات التي تم الحصول عليها من مالك العقار أو مالك المنفعة، وعدم بيان اسم المرخص أو رقم الترخيص في الإعلانات المتعلقة بالعقار.
وتلقت الهيئة 1,269 بلاغًا عقاريًا عبر قنواتها المختلفة تم التعامل معها ومعالجتها، وبلغ عدد عمليات المسح الإلكتروني أكثر من 17,484 عملية، حيث تنتهج الهيئة الرقابة الإلكترونية التي تستهدف القنوات الرقمية والمنصات العقارية للتحقق من نظامية الإعلانات وممارسات الوساطة العقارية الرقمية وفق الأنظمة واللوائح.
أحكام وقواعد
ودعتْ الهيئة العامة للعقار الوسطاء ومقدمي الخدمات العقارية كافة إلى الامتثال لقواعد وأحكام نظام الوساطة العقارية، والاطلاع على المخالفات تجنبًا للعقوبات التي تشمل الإنذار وتعليق الترخيص أو إلغاءه أو الغرامات المالية التي تصل إلى 200 ألف ريال.
كما دعت المواطنين والمقيمين إلى تقديم بلاغاتهم في حال الاشتباه بالمخالفات العقارية أو الاحتيال العقاري عبر مسار الاستجابة للبلاغات من خلال منصة الهيئة الرسمية أو الاتصال على الرقم (199011) للاستفسارات العقارية.
وتأتي هذه الجولات بهدف ضمان الامتثال للتشريعات العقارية بشكل عام ونظام الوساطة العقارية على وجه الخصوص، إضافة إلى ما يتعلق باختصاص الجهات الحكومية المشاركة.
The General Authority for Real Estate, in collaboration with relevant government entities, conducted 11 joint inspection rounds during the past month of February, which included visits to 323 real estate establishments in various regions of the Kingdom.
The Authority explained that fieldwork is one of the pathways it is working on to organize the real estate market. During the same period, its inspection teams carried out 9,734 field audit operations on advertising boards and real estate offices, resulting in the identification of several violations, which included practicing real estate brokerage or real estate services without obtaining a valid license, failing to exercise due diligence to verify the accuracy of the information obtained from the property owner or the beneficiary, and not stating the name of the licensed individual or the license number in advertisements related to the property.
The Authority received 1,269 real estate reports through its various channels, which were addressed and processed. The number of electronic surveys exceeded 17,484 operations, as the Authority adopts electronic monitoring targeting digital channels and real estate platforms to verify the legality of advertisements and digital real estate brokerage practices according to the regulations and laws.
Regulations and Rules
The General Authority for Real Estate called on all brokers and real estate service providers to comply with the rules and provisions of the real estate brokerage system and to be aware of the violations to avoid penalties that include warnings, suspension of licenses, or cancellation, as well as financial fines that can reach up to 200,000 riyals.
It also urged citizens and residents to submit their reports in case of suspected real estate violations or real estate fraud through the reporting response pathway via the Authority’s official platform or by calling (199011) for real estate inquiries.
These rounds aim to ensure compliance with real estate legislation in general and the real estate brokerage system in particular, in addition to matters related to the jurisdiction of the participating government entities.
